How Watmos is responding to the new Tenant Satisfaction Measures (TSMs) 

The Regulator of Social Housing (RSH) has introduced new measures from April 2023 to measure how landlords are performing in terms of looking after their homes and providing services for residents.  Watmos Community Homes are currently preparing for the introduction of these measures.  

There are a total of 22 measures, 12 of these are about the resident experience and 10 are about management information. Landlords will be expected to submit their performance on an annual basis. The measures are based on six themes agreed by residents nationally in response to the Grenfell Fire and included in the Social Housing White Paper and the Social Housing Regulation Bill.

  • Maintaining Building Safety  

  • Effective Handling of Complaints  

  • Respectful and Helpful Engagement  

  • Responsible Neighbourhood Management  

We will send our TSMs survey to a sample of residents every month by text or email. We may send some residents a hard copy of the survey if we do not have a mobile number or email address on file. By the end of the year, we will have surveyed all of our residents. 

Please do take the opportunity to complete the survey. You will only be asked one time in the year to complete this type of survey and it should only take a few minutes to complete it. The Regulator is keen to see the results, and, for Watmos, it is an important part of listening and acting on what our residents are saying, so that, together, we can learn and make improvements.
