Our Annual Report 2025-26 is out now, sharing what’s been happening in your homes and neighbourhoods over the last year – what’s improved, what you’ve helped us change and where we need to do more.
Your homes and safety
We invested more than £2.2 million in improving your homes, from new kitchens and bathrooms to doors, windows and boilers. All our homes now meet the Decent Homes Standard.
Keeping you safe remains one of our biggest priorities too. This year, 85.6% of you told us you feel safe in your home, up from 83.3% last year. We achieved 100% for gas safety certificates and water safety checks, and 99.9% for electrical checks.
Your voice matters
This isn’t just our report – much of what’s in it has been shaped by what you’ve told us.
This year, 134 residents took part in Resident Voice, while 303 of you shared your local priorities through our community development survey. Residents also got involved in scrutiny, estate inspections, consultations and Resident Forums – and London residents even helped choose a new repairs contractor for Lambeth.

Bringing communities together
There’s been plenty happening beyond people’s front doors too. We invested £299,000 in activities and projects to bring people together, build skills and make a difference in our communities. That included everything from gardening projects, family activities and IT sessions to food support, trips, warm spaces and events organised by residents themselves.
Where we need to do better
We also want to be open about where your experience needs to improve. Satisfaction with repairs rose overall, from 79.3% to 82.5%, but it was 72.4% in London compared with 88.4% in Walsall.
We’ve appointed KNK as our new London repairs contractor, introduced a wider improvement plan and held repairs open days where residents could meet the team, ask questions and tell us what’s working and what isn’t. We’ll keep a close eye on performance and keep you updated.
