Reporting Serious Building Safety Concerns

Your safety is our priority.
If you notice a serious building safety issue that could put people at risk, please report it to us as soon as possible.

Under the Building Safety Act 2022, Watmos Community Homes must operate a Mandatory Occurrence Reporting (MOR) system for higher-risk residential buildings. This applies to our high-rise buildings that are 18 metres or taller, or have seven or more storeys.

This system helps us quickly report serious safety risks to the Building Safety Regulator and take action to keep residents safe.

When Should You Submit a Mandatory Occurrence Report?

You should report a serious building safety issue that could lead to:

  • The spread of fire
  • Structural failure or collapse
  • A serious risk of injury or harm to multiple people

If you are unsure, it is always better to report it and our Building Safety Team will assess it.

Examples of Issues You Should Report

Please report issues such as:

Fire Safety Risks

  • Fire doors not closing or badly damaged
  • Smoke ventilation systems not working
  • Fire stopping or fire barriers damaged or missing
  • Anything that could allow fire or smoke to spread

Structural Concerns

  • Cracks affecting structural parts of the building
  • Parts of the building moving or collapsing
  • Structural elements that appear damaged or unsafe

Critical Safety Systems Not Working

  • Smoke extraction systems failing
  • Automatic opening vents not working
  • Other essential fire safety equipment failing

How to Report a Safety Concern

Option 1 – Online

Complete the Mandatory Occurrence Report form on our website.

Option 2 – Contact the Building Safety Team

If you cannot access the online form, you can report by:

  • Phone
  • Email
  • Speaking with your Building Safety Manager

What Happens After You Submit a Report?

  1. Our Building Safety Team reviews the report.
  2. If it meets the criteria for a mandatory occurrence:
    • We will report it to the Building Safety Regulator.
  3. We will investigate the issue and take action if needed.
  4. We will update you on the outcome.

Where required, we must submit a full report to the regulator within 10 days of becoming aware of the issue.

Our Responsibilities

As the building’s Principal Accountable Person, we must:

  • Maintain a Mandatory Occurrence Reporting system
  • Report serious building safety risks to the regulator
  • Investigate and resolve issues
  • Keep residents informed
  • Record all incidents as part of the building’s safety case
